Housing is a crucial component in people’s life as it provides shelter and indicates the
living standard of the people. A comprehensive literature search revealed that housing
is considered as one of the physical needs needed for people to survive. Study indicates
that young people are the most active cohort in migration. The housing experiences of
young people have become a significant national issue. Young people face difficulty in
their pursuit of owning a house due to the high price of the house which exceeds their
affordability. Besides, young people prefer to own a house that truly meets their housing
preferences. They tend to have different housing preferences since they experience
different stages in their life including leaving their parental home for job opportunities.
However, efforts to analyse the factors influencing housing preferences among young
people especially young civil servants are limited. In response to this need, this study is
carried out to analyse the determinant factors influencing the housing preferences of the
young civil servants. A quantitative survey was used in the study and the statistical
analysis was performed to answer the research questions. The findings of this study
revealed that there is a relationship between the determinant factors (housing features,
location, financial and neighbourhood) and housing preference of the young civil
servants. Meanwhile, the most determinant factor that influences the housing preference
of the young civil servants is financial. The findings of this study hope to assist the
government and housing developers in ensuring whatever housing policy and programs
developed meet the preference of the young civil servants as they are the first-time
homebuyers and eventually lead to a sustainable housing development in this country.
