The 5s practices was used to achieve Lean office environment which help to eliminate waste and non-value-add activity, reduce costs and improve efficiency without neglected safety and value to customer. 5s practices is one of most common tools used for lean office environment in order improving housekeeping, environment performance, and also included safety standards in a more systematic way . Thus, it could help local government to achieve Lean office environment. This study aims to determine the level of lean office environment in Seremban Municipal Council (MPS). In this study also aims to determine the relationship 5s and lean office environment. In particular, the study aims to determine the relationship 5s (Seiri, Seiton, Seiso, Seiketsu and Shitsuke) and lean office environment. Moreover, this study also aims to determine the moderating effect on leadership support between 5s and lean office environment. The data was collected by using questionnaire. In this study, total 196 of respondents who work in Seremban Municipal Council (MPS) were chose to be involved in this study. The findings reveled that there is high level of lean office environment in Seremban Municipal Council (MPS). Besides that, there is significant relationship between 5s and lean office environment but there were positive and weak relationship. Moreover, Shitsuke is the most influential factors that influence lean office environment in Seremban Municipal Council (MPS). Furthermore, there were moderating effect on leadership support between 5s (Seiketsu and Shitsuke) and lean office environment excluded Seiri, Seiton and Seiso.
